For large groups

Selling a group, not a home

A sale, a partial sale, or long-term capital behind the estate. Ten homes or a hundred — a different conversation from a single home, and a different buyer. If you hold two to about nine, the small groups page is the right one.

Who this is for

Owners of established UK groups

Family holding companies, founder-led groups and closely-held operators. Ten homes or a hundred, in one jurisdiction or across England, Wales and Scotland.

You know the questions a serious buyer will ask and you have advisers. What you may not have is a way to reach the right buyer without it becoming public.

Who buys

Sized for groups, not single homes

One of our buyers is built for whole groups and will take on the running of the estate. Another wants the freehold on a decade horizon and the operator left in place. Which one we bring depends on what you want.

Capital is committed before we come to you, and indicative views are given quickly.

The structures we do

The shape of the deal follows the shape of the group

A full sale of the group

Share sale of the holding company, all homes together, with a handover plan for the senior team.

Sale of the property, operator continues

The buyer takes the freehold; your operating business carries on under an agreement set up front. Property capital off the balance sheet without leaving.

Partial sale or carve-out

A defined sub-portfolio — by geography, home type or strategic fit — sold cleanly, the remainder untouched.

Recapitalisation

Capital behind the estate while the family keeps a meaningful stake and control of the operating business.

Succession over time

A staged handover of ownership and control, for a founder who wants to step back without a cliff-edge.

Group plus operator swap

Where management is stepping away, the buyer brings in an experienced operator from their bench. How that works.

There is no bed-count or price threshold.

These structures run from a handful of homes to national estates. Smaller than that, read the single-home process.

The economics

Not the number the larger firms quote

A group sale through one of the larger UK firms carries a sale-side percentage that, at group scale, runs into serious money — after months on the market and a wide process.

We do not work that way. The buyer is already in the room and the capital is committed. There is no process to run and no book to shop.

Where a deal completes, our position is settled with the buyer, or agreed jointly. Where it touches the seller side at all it is deliberately modest, a fraction of a sale-side percentage, and in writing before you commit to anything.

The trade is a direct introduction, a short timetable, and a group that never sits on the market.

Plainly stated

What we won't do to a group

  • We will not run a bid process against you.
  • We will not name your group, or describe it in a way that identifies it, without your written consent.
  • We will not approach your senior team, your home managers, your staff or their families.
  • We will not use your group's name to test the market for another party.

Next step

An unhurried first conversation, off the record.

Two partners, one phone number, and a US buyer sized for the deal. If the timing is not right, we will say so.
