CQC, CIW or Care Inspectorate history that can be checked. Homes you have actually run, outcomes you can point to, staff you kept.

Turnaround experience

Homes taken from Requires Improvement or Inadequate back to Good — or a tired estate with occupancy, quality and margin restored, and the regulator kept on side.

A settled leadership team

Manager bench, clinical leadership, and a head office that can absorb a new home without dropping the ones you run.

Room to grow

Capacity, in people and in appetite, to take on more homes as the buyer adds them. This is a mandate, not a one-off.

England, Wales or Scotland

Live in all three. Strength in one region is enough — national reach is not required.

How the arrangement works

Operator alongside owner, capital behind the property

The buyer holds the freehold on a long horizon — decades, not fund cycles. You run the home under an operating agreement set at the outset. An incumbent manager and team stay wherever possible; where a home comes without a functioning operator, you take it on from day one.

Capital sits with the buyer, operational upside with you, agreed before the first home is signed. You are not competing with our other operators — the bench is small and each has their own geography. We will tell you on the first call whether there is a fit.

If you already own homes

A partnership with a small group

Our buyers want different things, and one of them wants exactly this: a small, well-run group to partner with. Two to a handful of homes, good ratings, managers who have been there for years.

You carry on running them

The buyer partners on the property and the capital. The homes, the team and the operational upside stay with you.

Homes get added to yours

As the buyer acquires more, those homes come into your portfolio. No capital to find, no debt to take on.

Terms agreed before anything is signed, on a long horizon rather than a fund cycle.

If a home has been in decline, our first question is who can put it right — and only then, what a fair price is.

The process

How we get to a first mandate

  1. An initial conversation

    Off the record, with Melech or Mendel directly. What you have run, what you would take on, and where.

  2. A short pack

    Regulatory history, current portfolio, capacity, and a reference or two. No corporate deck required.

  3. Introduction to the buyer

    To the buyer whose geography and appetite match yours. From there it is between the two of you, with us alongside.

  4. A first home

    Operating terms agreed against a specific first home. More follow once the working relationship is established.

  • This is not a management-service tender. Our buyers do not run auctions for operators.
  • This is not for first-time operators. You will have run homes through a full inspection cycle.
  • This is not a route for consultants or intermediaries. Speak to us directly.
  • This is not a route to acquire homes for your own balance sheet — that is Large groups.
